FULL RENOVATION
Location: Los Angeles, CA | 2023
In collaboration with: Elcano Construction
Architect: Arias-Paez Designs
Staging: Pride of Place
A celebration of Mission Revival architecture re-imagined through a contemporary lens. This 1929 residence in historic Larchmont Village underwent a dramatic transformation from a compromised two-bedroom structure to an expansive three-bedroom sanctuary with three and a half baths. The intervention addressed significant structural challenges — bowed floors, compromised roofing, and decades of deferred maintenance — while expanding the footprint by approximately 1,000 square feet. A thoughtfully designed 350-square-foot ADU replaces the original garage, complementing the main residence. Despite unprecedented challenges, including pandemic-related permitting complexities and historic rainfall, the project maintained both its design integrity and financial parameters.
KITCHEN REMODEL
Location: Irvine, CA | 2022
In collaboration with: Apex Estate Construction
A penthouse kitchen defined by material sophistication and engineering precision. Oriented to maximize sweeping city views through floor-to-ceiling windows, the space achieves perfect equilibrium between form and function. Custom cabinetry demonstrates technical mastery: lower units in solid walnut integrate Blum Servo-Drive automation for touch-activated access, while upper cabinets in Farrow & Ball's deep Railings finish feature discreet push-latch technology. Dramatic Soho Grey marble surfaces flow seamlessly across countertops, integrated sink, and backsplash, creating a monolithic sculptural element. Architectural brass fixtures and bold black stainless steel appliances provide purposeful contrast in this meticulously orchestrated composition.

The result is an environment that nurtures both artistic expression and domestic comfort through thoughtful material selection and architectural detail.
FULL RENOVATION
Location: Puglia, Italy | 2017
In collaboration with: Engineer Piero Lombardo
A thoughtful preservation of vernacular architecture adapted for contemporary luxury. Traditional pajare structures—originally agricultural storage units—are re-imagined as three distinct suites. Two spaces celebrate original vaulted stone ceilings, while the third maintains complete stone architecture throughout. The intervention employs a restricted material palette: natural linens and reclaimed timber work in concert with original architectural elements. Bathroom designs embrace minimalist principles while incorporating regional pietra leccese stone flooring and polished plaster, creating spaces of serene sophistication.
FULL RENOVATION
Location: Bologna, Italy | 2011
In collaboration with: 051 Studio Tecnico and Studio Fiorentini
An industrial printing facility reborn through architectural innovation and material integrity in Bologna's historic center. The intervention preserves the building's industrial character while introducing refined contemporary elements: poured concrete flooring with integrated climate control systems, custom-engineered windows, and six strategic skylights that animate the preserved ceiling structure. Private spaces, concealed behind architectural birch panels with open ceilings, maintain spatial fluidity while ensuring intimacy. The central kitchen serves as both functional anchor and sculptural focal point, featuring a monolithic metal installation housing core appliances. Each element, from reclaimed cement tiles to commissioned bathroom affreschi, contributes to a layered narrative of preservation and progress.
